Modest Corner is located near Southborough, just north of Tunbridge Wells. The site faces onto Victoria Road to the south and Modest Corner to the north with a 6.5m drop between the two roads. The building on the site was originally a laundry, but was used for many other functions, most recently a pillow factory at low level and a garage at high level. The site is within the green belt and the High Weald Area of Outstanding Natural Beauty. The scheme, which is currently at the planning stage, comprises 3 four bed houses, 1 three bed house and a one bed house.
